Are there good values amongst the For Sale By Owners?  Yes there are, however, there are also homes that are priced as much as $20,000 to $30,000 more than similar homes that have sold in the same neighborhood.  Sure the bank appraiser may catch the over pricing of the home. However, if you are a long time customer of the bank with a good down payment, that overprice may be allowed.  In For Sale by Owner transactions, inspections, title work, appraisals, delivery of abstracts, setting up the closing, meeting target dates within the contract and other things are often overlooked. A result may be that the sales does not occur or does not occur on time.  What do you do when the appraiser comes back with a lower appraisal and the seller does not want to budge?  Who is representing your interest?  Who is making out the offer and does the offer protect your interest?  Is there a chance that the seller and his attorney are not interested in protecting you?

Yes, many transactions will close without a hitch.  However, National statistics show that the average For Sale by Owner sale, actually nets 3% less than Realtor listed properties after commissions are paid.  Only one in three actually is able sell their property on their own. Most end up listing their property with a Realtor.  Only one in three of the one third that do sell, actually close the first offer they accept.  With no one watching the transaction, dates are not met, inspections are not done on time, title work does not get done on time and closings are pushed off or do not close at all.

What a Realtor can do for you.  First they can give you a list of all the listed properties in competition with the FISBO.  If you determine that you like the FISBO the best,  the Realtor can do a Comprehensive Market Analysis on the home you have chosen to buy.  That means the Realtor can compare the subject property against identical or very similar homes that have sold in the area of the subject property within the last 6 months (better) or a year (acceptable).  If 5 or 6 similar homes have sold between $146,000 and $154,000 in the last six months, in the same subdivision, structurally are the same, and have the same amenities; then would it not be logical that the subject home should sell within that range? Might a seller asking $175,000 for that home be overpricing their home?  Realtor's look at properties every week,  they know a better home from just a home.  A Realtor may notice something you might miss, or be able to explain something that is bothering you, thus allowing you to buy that better home.  Realtor's can prepare the offer, making sure it is legal and that your inspections and concerns are addressed.  That the offer is written to protect your interest, not the seller's.  Most For Sale by Owner homes sell through Realtor's.  Most Seller's will pay a commission to get their home sold.  If they refuse, you can cut your offer price to allow you to pay a commission or make other arrangements.  Remember, just because you have representation, you should not expect to buy a home below it's actual value.  What representation does is to prove to you that you are getting value in the market and not paying more than a property is worth.  That the subject home is one of the best at the price currently on the market. That the offer is written to protect your interest.  That someone will follow up on the conditions in the offer and make sure that everything is done on time, set and coordinate the closing and make sure that the transaction closes on time.
