It used to be that the Realtor was the gate keeper of information. They had the Multiple Listing Information, knew the laws and had the paperwork and contacts necessary to make everything work. This has changed with the arrival of the web and home computers. Our industry is changing and buyers are accessing sites like this to enable them to be in better control of their destiny's and dreams.

There is no question that the consumer is adapting technology. This will only increase in the coming years. Real Estate is not a web staple and the forward looking brokers and agents have already adopted this change. Here are some of the most recent statistics of web usage and Real Estate. They are drawn from several studies, but the Real Estate information is from Realty Times.

51% of all American Homes now have a computer and web access.

The United States is only second to Europe in e-mail usage.

42 percent of consumers who bought a new home and had online access used the internet as a source of information. Internet use increased 22 percent over the summer - but the number of unique visits to real estate web sites increased by 75 percent

49 percent of those who are online and in the market for a new home used the internet to search for property information.

74 percent of those searching properties online are interested in purchasing a home, while 10 percent are looking for land and 10 percent are looking for a condo. The other 6% are interested in property values, interest rates and other information.

87 percent of homebuyers who searched on the web purchased their homes using a real estate professional.

As you can easily see, the trends of computer usage are up from only a year ago. It may be that in another 5 to ten years, virtual tours, on line mortgage companies and brokerages may complete most transactions primarily by the use of electronic media. It is truly a changing world.
