INSPECTIONS
The most commonly asked questions are: "Do I need inspections, what kind and who pays? That all depends on your personal knowledge, the age of the home, the information the seller has provided and if you have seen anything that triggers a question in your mind.
I always like buyers to get a furnace inspection. This is minimal, but furnaces are about $1675.00 installed today for a 92% efficient, so the inspection fee is about $56.00. A cheap trade off for piece of mind. I have seen a sixty plus year old and a 34 year old furnace pass and a 6 year old furnace fail. Without looking, you just can not tell.
Whole House inspections are still rare except in corporate transactions or people being transferred. However. for about $250 an expert will check out everything in the house, all the outlets, plumbing, electrical, furnace and air, appliances, vents, roof, foundation, grading, etc. If you pay for one of these inspections, it is good for you to go along. There are no perfect homes and every home needs repair somewhere, even new constructions. By attending and taking notes, you will learn what needs repair or things to do to protect, enhance and increase the value of your new home.
You can also order ala carte inspections by the expert of your choice on roof, sewer, well, septic, plumbing, electrical or any other item you wish. It is your right and your Realtor should put such inspections into your offer to safeguard your rights.
You should always pay for any inspections that are done. First, you do not want the seller's uncle Charlie doing the inspections. Secondly, there is a relationship created between the expert and the one who pays. His allegiance is to the person who paid him. If he misses something, he is liable to you if you pay. If the seller pays, the expert will claim that he is sorry he missed the problem, but his principle was happy and he does not know you. So in every instance, if you want an inspection, you want to pay for it.
